If you’re planning to move to or have just arrived in Santander, Spain, one of the main questions you might have is which are the best areas in Santander. Generally, Santander is a very safe city, well-connected, and equipped with all necessary services.

However, price differences can be significant, and there are some areas we recommend avoiding. These are the more deteriorated parts of the city or those with a higher rate of conflict.

It’s also worth noting that, unfortunately, as is the trend across Spain, many properties in the best areas of Santander have been sold for speculation or converted into vacation rentals. This means it’s not uncommon to find rentals available from September to May, as during the summer, owners rent them out at higher prices to tourists.

This can lead to a curious situation, as in top areas like El Sardinero, the area can lack life during the winter months because the locals don’t live there.

Green:
The best areas in the city, close to the coast and tourist spots, with excellent services and transportation. Good security and a lower number of conflicts.

Yellow:
Good areas to live in, possibly further from the main attractions but still offering good services, transportation, and security. Better value for money.


Orange:
Medium-level areas, where you can find good prices but should be aware that security might be slightly lower, and there are more conflicts than average.

Red:
Our recommendation is to avoid these areas. They are more modest and tend to be more conflict-prone.
